Viewing the Property

You like the property, what next?
Once you have decided to rent a property, you will need to complete a credit referencing application form.
After the credit check?
Once you have done the credit check you will need to provide documentation to confirm the details that you have given us. A list of these items can be found on the previous page under “Items a tenant and guarantor need to provide before a tenant can move into a new property”.
Securing the Property
On most cases we require the tenant to pay half a month’s rent to secure a property, as a holding fee. The holding fee is none-refundable and taken as part of the deposit once you move in.
Prior to moving in we will need any rent in advance and a full month’s deposit from the prospective tenant, if applicable. The deposit will be registered with the Deposit Protection Service (DPS), for further information see www.depositprotection.com
The process from start to finish should take no longer than a week dependent on references. As well as arranging the payment of all fees we will also draw up an Assured Short-Hold Tenancy Agreement (AST) which details the rent and period of tenancy. This document will need to be signed prior to the commencement of the tenancy.
Do you take Housing Benefit Tenants?
Depending on the landlord we are more than happy to take Housing Benefit applicants as prospective tenants.
What fees will I Pay?
Tenant fees will be in the range of £140 (inclusive of VAT) to Half a Month’s Rent (inclusive of VAT), this will be dependent on the property you apply for.
