Application Process

So you’re looking for a new rental property or you may have found one, well you’ve come to the right place! At NGU Homelettings we are dedicated to offering expert advice and an award winning customer service to all of our tenants.

We aim to help you find your dream home and move you into it seamlessly!  We want to ensure that your rental experience is exceptional, that you feel happy, content and delighted that you chose NGU Homelettings as your rental agent.  Ideally we’d love you to recommend us to your friends and family!

Finding your new home

We find that most tenants will find their new property through the web, either from our NGU Homelettings website or from Rightmove.  If you have seen a property that you would like more information about, you can contact us directly on 0191 491 0344 – Option 1.

Viewing the Property

After we have run through the property details with you and ensured you meet our criteria we will arrange a property viewing with one of our staff to show you around.

Tenant Fees

None, you will be charged no fees to apply for and move into a property.  We only take a holding fee to secure a property which will be used against your deposit and rent once you move-in.  The holding fee is none-refundable if the tenant provides misleading information during the vetting process and a tenancy is not granted, fails a right to rent check or decides to not enter into the tenancy agreement.

Credit References

Once you have paid your tenant fee you will need to complete our referencing forms.  To complete the forms you will need to click on the links below and provide accurate information to the questions:

To electronically sign the forms, at the bottom please left click and hold the button while moving the cursor. Please submit one form per tenant or guarantor, after you have finished the first form you can click the same link again to restart the process.

Additional Information

We will also request further documentation once you have submitted your credit check forms to verify some of the details you have provided.  These will be confirmed via email after submission.

Securing the Property 

In most cases we require the tenant to pay half a month’s rent to secure a property, as a holding fee.  The holding fee is none-refundable and taken as part of the deposit once you move-in.  Prior to moving in we will need any rent in advance and the remainder of the deposit.  The deposit will be registered with the Deposit Protection Service (DPS), for further information see www.depositprotection.com

The process from start to finish should take no longer than a week dependent on references.  We will draw up an Assured Short-Hold Tenancy Agreement (AST) which details the rent, length of contract and deposit amount.  We will require you to sign the document before commencing the tenancy.

Do you take housing benefits?

This is entirely the choice of the landlord but as a letting agent we are more than happy to take housing benefits. If you require any further information do not hesitate to contact us on 0191 491 0344 and choose Option 1.
