Finding your new home
We find that most tenants will find their new property through the web, either from our NGU Homelettings website or from Rightmove. If you have seen a property that you would like more information about, you can contact us directly on 0191 491 0344 – Option 1.
Viewing the Property
After we have run through the property details with you and ensured you meet our criteria we will arrange a property viewing with one of our staff to show you around.
If you decide to take the property we will need you to pay an administration fee to pay for your credit references and to draw up the tenancy. Tenants fees range from £140 (inclusive of VAT) to half a month’s rent (inclusive of VAT) – this is dependent on the property.
Once you have paid your tenant fee you will need to complete our referencing forms. To complete the forms you will need to click on the links below and provide accurate information to the questions:
To electronically sign the forms, at the bottom please left click and hold the button while moving the cursor. Please submit one form per tenant or guarantor, after you have finished the first form you can click the same link again to restart the process.

We will also request further documentation once you have submitted your credit check forms to verify some of the details you have provided. These will be confirmed via email after submission.
Securing the Property
In most cases we require the tenant to pay half a month’s rent to secure a property, as a holding fee. The holding fee is none-refundable and taken as part of the deposit once you move-in. Prior to moving in we will need any rent in advance and the remainder of the deposit. The deposit will be registered with the Deposit Protection Service (DPS), for further information see www.depositprotection.com
The process from start to finish should take no longer than a week dependent on references. We will draw up an Assured Short-Hold Tenancy Agreement (AST) which details the rent, length of contract and deposit amount. We will require you to sign the document before commencing the tenancy.
Do you take housing benefits?
